Earlier this year, I asked whether Palm Springs was becoming a buyer's market. Several more months of data have since come in, and they reveal a market behaving in a way few would predict.
As of October 1st, home sales in Palm Springs are down 17% from a year ago, yet the price of an average-sized detached home has slipped only 1.4%. If fewer people are buying, why aren’t prices falling further? And what does that mean for anyone weighing a sale or a purchase here?
Activity matters more than price. The figure I’d watch most closely right now isn’t price; it’s activity. Across the Coachella Valley, sales are running well below historic norms, and the three-month average stood at 483 sales per month, compared with 543 a year earlier.
Buyers haven’t disappeared; fewer transactions are simply taking place. The result is a market in which buyers can afford to be selective without triggering a dramatic collapse in home values.
Inventory isn’t the real story. It’s natural to assume sales have slowed because the market is suddenly flooded with listings. The data says otherwise. Palm Springs currently has 599 homes for sale, down from 615 at this time last year, so inventory is slightly lower.
Yet at the current sales pace, the city now carries about 6.2 months of inventory, up from roughly 5.2 months a year ago. Listings aren’t piling up. Buyers are simply absorbing them more slowly, and that slower pace creates the negotiating opportunity.
Sellers aren’t panicking. That’s only half the equation. According to the September report, the price of an average-sized detached home in Palm Springs is down just 1.4% year over year, while attached and condo homes are down less than 1%.
Homes are also selling in a median of about 55 days, a little faster than they were last year. This isn’t a market where nobody is buying. Good homes are still selling. Buyers have simply grown more discerning about which homes they’ll pursue and how much they’re willing to pay.
Patience can pay off for buyers. This market rewards patience. Homes that have been sitting, properties that need updating, and sellers with a strong reason to move may create room to negotiate on price, repairs, closing costs, or other terms. Even so, it’s a mistake to assume every seller is desperate, because they’re not.
Sellers must stand out immediately. For sellers, the lesson is just as important. You can’t price a home based on what your neighbor got two years ago and expect the market to catch up. With fewer buyers making decisions, your home has to stand out on price, condition, and presentation from day one.
The Palm Springs market isn’t crashing, but it has changed. That’s why understanding what’s happening at the neighborhood and even property level matters more now than it did a few years ago.
