What happens if you put your Palm Springs home on the market and you don’t get the price you want? It sounds like a question to deal with later, but it’s the most important one to answer before you list, not several months into a listing that has gone quiet. Every seller wants to get the most out of their sale.
The trouble is that there are really three different prices in play: the price you’d like to receive, the price the market supports, and the price a ready, willing, and able buyer is actually prepared to pay. A successful strategy starts with understanding all three.
The luxury market remains a major part of our local economy, and high-end homes account for a significant share of the residential dollars that change hands here. But that doesn’t mean buyers are paying every price on every home.
In the upper brackets, negotiated discounts of several percentage points are common, and that gap between the list price and the selling price tends to widen as the price rises.
On a $3 million property, even a 5% difference is $150,000. That’s exactly why the original list price, and the strategy behind it, carries so much weight.
Your home earns its greatest burst of attention the moment it comes on the market. Serious buyers and their agents already know the competing inventory cold. They get an alert the instant a new property is listed, and within minutes they’re weighing its location, condition, architecture, lot, views, and price against everything else available.
Position the home correctly, and those buyers recognize the opportunity and book a showing. Price it beyond what they can justify, and most won’t bother countering with a lower offer. They simply move on to the next one.
Pricing correctly doesn’t mean pricing cheaply. It means setting a number the property can defend through its own unique qualities, recent comparable sales, and the current competition. Even exceptional marketing can’t permanently overcome a price the market has rejected.
So before listing, I encourage every seller to sit with one specific question: what are you prepared to do if the market doesn’t give you the price you want?
You really have three choices.
First, if selling within a certain time frame matters most, we set a market-supported price and agree in advance on how we’ll respond if the showings and offers aren’t materializing.
Second, if achieving the price matters more than the timing, you can wait, as long as you’re genuinely comfortable with the carrying costs, the uncertainty, and the real possibility that the market may not improve.
Third, if you’d rather keep the home than accept today’s value, that’s a perfectly valid answer too. It may simply mean now isn’t the right time to list.
What rarely works is the fourth path some sellers back into by default: listing at an aspirational price, waiting until the property feels stale, and then repeatedly chasing buyers with small reductions. Luxury homes often reward patience, and selling times can vary widely depending on the property, the community, the condition, and the price point.
But patience isn’t the same as ignoring what buyers are clearly telling us. Before we launch, we should already know your ideal price, the market-supported range, your minimum acceptable outcome, and how we’ll respond if the market disagrees.
The goal was never simply to put your home on the market. It’s to position it so you keep the upper hand and reach the strongest possible outcome.
