Let me back up and explain what I mean. Before the pandemic, the desert had a pretty predictable rhythm. Buyer activity was typically strongest during the cooler months, when our seasonal residents, vacation-home shoppers, and lifestyle buyers were actually here enjoying the Palm Springs area. Everyone knew the season, and the market moved with it.
Then the pandemic changed everything. Demand was high, and homes were selling strongly almost every month of the year, because buyers wanted space, privacy, pools, outdoor living, and the ability to work remotely from somewhere beautiful.
And that hasn’t fully gone away; remote workers and lifestyle buyers still shape our market today. But the every-month frenzy isn’t the reality anymore.
Now the market is normalizing. Inventory has crept up and is expected to remain at a higher, more normal level, giving us a more balanced and predictable market than the frenzy of the pandemic. In plain terms, Palm Springs is seasonal again.
So what does that mean for you as a seller? It means you have to be more strategic about timing, pricing, and presentation than you did a couple of years ago. You can’t just list anytime and assume the demand will be the same as it was. The season, how you price, and how your home shows all carry more weight now.
Buyers, on the other hand, may find more opportunities in the quieter summer months, but they’ll also have fewer choices.
